Booking Terms

Thank you for choosing to visit us at Primrose Farm. We look forward to welcoming you and doing our best to make your holiday happy, comfortable and safe. By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below.

The price of the accommodation includes the following: Linen, hot water, central heating, electricity and the cottage amenities listed on this website.

Towels and Linen
All bed linen, towels and kitchen towels are supplied, with the exception of spa/beach towels and cot bedding.

Acceptance of Children
We welcome children of 8 years and above.

All facilities on the farm are strictly reserved for the use of our guests. Guests’ visitors may use the facilities only with prior arrangement. Any of the on site facilities may be withdrawn from use in the event of any circumstances which deem the facilities unsafe or present any risk to health and safety. The facilities will be withdrawn in the event of any misuse or failure to comply with rules and procedure.

Well behaved pets are permitted by prior arrangement and at no additional cost. It is essential that dogs are kept on their leads when not in the cottages since Primrose is a working farm and sheep worrying/attacks are a real concern. Pets must not be left unattended in your accommodation and are not allowed on chairs or on the beds. All dog waste must be collected immediately, double bagged and deposited in the outside litterbins.

Smoking is not permitted in any of the cottages

Deposit and Payment
A deposit is payable on booking and confirmation of the reservation. The balance of the holiday cost is payable 30 days prior to the holiday commencement date. If the reservation is made less than 30 days in advance of the holiday commencement date, the full holiday cost is payable on booking. Please note that bookings from persons under 18 years of age cannot be accepted.

Cancellation and Insurance
By making your booking, our agreement is a legal contract and your deposit is non-refundable. Please note that your deposit is not refundable under any circumstances. We advise that you take out separate holiday cancellation insurance to cover this cost.

The number of persons occupying the cottage must not exceed the number booked. Primrose Farm reserves the right to refuse entry to the entire party if this condition is not observed. Management reserves the right to decline accommodation to, or expel, any occupier or visitor for conduct, which in the opinion of the management, is detrimental to the property or to the comfort of guests. The management reserves the right to access at all times.

Non-availability of Accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.  If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

The Owner cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, heating, electrical services or exceptional weather.

Your accommodation will be available to you from 3pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your accommodation. Weekly lets commence on Saturdays. Short breaks, unless otherwise agreed, commence on Fridays and Mondays.

Late arrival procedure
Please ensure you contact us to let us know if you will be arriving late.

Please be ready to leave the accommodation by 10am on the day of departure, unless otherwise arranged. We have a limited time to prepare the property for the next guests and you are asked to respect this.

Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may charge your Debit/Credit card or send you an invoice for repair or making good if the damage or breakage is significant. You are expected to leave the accommodation and its contents in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.

Primrose Farm Cottages Duty of Care
In the rare event of a breakdown in a particular service or item, a repair/replacement shall be found/fitted within 72 hours where possible. Management cannot be held liable for any loss arising from loss of use of the service/item within the specified time limit.

The client or member of his/her party cannot hold Primrose Farm responsible for injury sustained or the loss or damage to any belongings during their stay. The proprietors accept no liability for accident, injury, loss or damage sustained by any residents, their family, visitors, animals, vehicles or personal effects however caused, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. You must take all necessary steps to protect and safeguard your personal property.

Privacy Policy
Any data collected during the course of this booking will be stored on our computer(s).  With your permission we may from time to time contact you about promotions and offers.  We will not share your details with any third party.
