What our Guests Say…

We spent three lovely peaceful nights in Star Gazer cottage , drifting asleep to the sound of owls in the distant fields. 🙂 Really great working farm all ran by the hard working Jessica. Lovey holiday.

G. G. August 2019

The owner, Jessica goes above and beyond to make her guests feel welcome. The cottage is very comfortable and unpretentious making for a lovely relaxing holiday. Although it is perfectly accessible for disabled guests it doesn’t have ‘disabled’ feel about it. The cottage is located at the end of a farm track with amazing countryside views, yet is within easy reach of A30 and Honiton. Would highly recommend for anyone looking for a relaxing break.

W.S. June 2019

A lovely very quiet location with very good views across the valley. Jessica was extremely friendly and helpful, as were the dogs ! Perfect for a relaxing break away.

K.W. June 2019

Jessica treated myself, wife and daughter to some slow roasted belly pork tonight of her own pigs. PERFECTION! What a beautiful, tranquil piece of heaven Primrose Farm is. 5 stars is not enough 😍😍🥰🥰

L.S. May 2019

Such a magical find! If you want to escape in nature whilst staying in a lovely cottage surrounded by gorgeous animals, whilst being treated like king and queen, look no further! So much to do in and around the area too.

F.T.P. Feburary 2019

This is the most lovely place to stay , beautiful cottages spotlessly clean , everything you need for a wonderful self catering holiday
and if you don’t feel like cooking, you can go to the farm for breakfast or afternoon tea or have a hot meal in the oven when you come in
from a day out exploring the fantastic Devon . What more could you ask for as your furry best friend is welcome with open arms
We would vote this holiday as five stars ☀️☀️☀️☀️☀️

E.M. February 2019

One of our favourite places, been 3 times and going back in June. Friendly owner, stunning location, cottage very clean with everything you need, lovely welcome pack, fresh fruit bowl, could not recommend this place highly enough. Great for wheelchair users

C.M. December 2018

Each year we trip off down to Devon and each time have arrived at our holiday let only to be met with a certain amount of disappointment. However, it was with great happiness to find this cottage. The views were wonderful, but above all the owner was wonderfully helpful and showed a great deal of pride and care. She really wanted you to enjoy and share what she had built up. She took time and effort to talk to us to see if everything was ok. We were allowed to wander, were taken to feed the pigs, watched the amazing beautiful Southdown sheep rounded up by Max the dog and brought into the barn where we petted them. We picked apples. It was lovely. The customer experience was second to none, needless to say we loved it .

E.M. October 2018

The owner and the cottage were amazing, views were fantastic. My partner is in a wheelchair so was a bit apprehensive, but everything worked for him, thoroughly recommended this cottage, especially if you’re disabled.

L.H. September 2018

The view from the cottage was amazing. We couldn’t quite believe the scenery we were faced with from our balcony. The website photos do not do it justice at all! Then there was the equally unexpected luxury bedding – 400 thread Egyptian cotton…Best night’s sleep we’ve had in a long time. Even our children said how comfy the beds were. Jessica was so welcoming and hospitable. She took the children around the farm to show them the animals and chatted away with us about life on the farm. She clearly has such passion for her animals and the lifestyle she lives. She even makes to order just about anything you want to eat! We treated ourselves to her cooking on our last night and wow, what a fantastic meal she served us with. Absolutely superb value and highly recommended. Thank you Jessica for an unforgettable stay.

J.S. August 2018

The cottages were very well presented and very clean ! The equipment provided was excellent and ample. Parking was plentiful and never crowded. It was nice to see that wheelchair access has been made to all the properties and wide doors with turning space to make life easier, although we did not need this facility ourselves. The rear veranda is wide enough for a family group and has a table, chairs and umbrella and also a drying line. Inside there is a wide entrance hall , a well equipped kitchen, two good sized bedrooms ( one twin and one double ) a large and comfortable lounge / diner and a wet room with plenty of space too. All bed linen and towels were provided. Overall we were very impressed with the whole place and will go back there on a future break.

N. B. July 2018

Jessica has gone out of her way to make the cottages perfect to stay in with a dog. The enclosed decking was ideal, the chairs and table just right to look at the wonderful scenery on days to hot to go out. The extra items she leaves for guests are wonderful, our dish of fruit made us lovely fruit salads.Who has ever seen sheep herded by a dog and a turkey, it certainly added to our holiday. I would hope to return and recommend Valley View to our friends

S.H. June 2018

Valley View is an idyllic place to recharge your batteries and experience peace and tranquility. It’s a wonderful place for bird and wildlife enthusiasts to stay. The cottage is beautifully furnished and decorated and gets top marks from us for cleanliness. The beds and bedding are extremely comfortable. Jessica exceeds her duties as a host. On arrival Jessica greeted us and provided food basics i.e., bread, butter, milk, bacon, her own farmyard eggs and an amazing fruit bowl. Jessica baked us a lemon drizzle cake; the best we’ve ever tasted and will miss. She also provides a fantastic menu showcasing her excellent home cooking skills. We ordered the fish pie. Jessica delivered it to our cottage piping hot. We loved it. We would highly recommend staying at Jessica’s holiday cottages.

I have holidayed in rural houses for more than 25 years, both in Europe and in the UK, and if Primrose Cottage isn’t the best place I’ve stayed then its in the top 2. The cottage is one of a terrace of 3, just down the lane from the owners farmhouse, and is quiet and remote yet only 10 minutes or so from Honiton and, due to its proximity to the A30, 25 minutes to Exeter. The quality and standard of both decor and furnishings is exemplary and undoubtedly in a much better class than most similar properties available for holiday lets. The only thing i could have hoped for was a tumble dryer, but that really is nit picking as there is outside drying and for indoors a clothes rack. The views from the living room window are truly stunning, I had friends and family visit during my 8 days and they all commented on how beautiful it looked.

Jessica who is responsible for the cottages is truly a delightful lady, she obviously cares about the countryside but more than that, she is the most approachable, friendly and charming host. On arrival we found some supplies to keep us going until we did a shop, but we didn’t expect a delicious fruit bowl and gorgeous home made cake. We had 3 meals during our week and again, the lady excelled with her cooking.

It’s not often that i leave somewhere and wish I’d booked for longer but Primrose Cottage is one such place. I hope to return here and hopefully Jessica will still be there. I recommend this idyllic let 100%.

Ally Bally, December 2017

Our farm hostess, Jessica, was very welcoming and further provided a very comprehensive basket of fruit as well as a box of fresh farm eggs, bacon and some milk all of which was greatly appreciated by us. We had also ordered a first evening supper to be cooked by Jessica which was delicious and further aided our settling in from the moment we arrived. Teabags, cleaning utensils, dishwasher tablets and washing machine sachets were also plentiful. The views from the deck at the back of the cottage out across the Otter Valley were stunning and we were further blessed with lovely weather to enjoy the outdoor deck to its maximum.

Pat H, West Sussex, Sept 2017

The host was very welcoming and thoughtfully had left us with some excellent, and unexpected, items for a meal on our arrival – including a delicious pudding and a bowl of fruit. the accommodation was spotlessly clean, comfortable, and well equipped – especially the Southdown bedding! We had a very enjoyable stay. The surrounding countryside was beautiful.

Mike H, Milton Keynes, August 2017

The cottage is beautiful, very well equipped with lots of little extras to make our stay feel even more luxurious!! The views are stunning and the property is a great location for many days out. The owner, Jessica, is very friendly and welcoming, she even took our 3 year old on a tour of her farm including animals and a tractor. We would highly recommend this lovely property and look forward to returning again.

Catherine T, Sudbury, July 2017

We were particularly impressed with how well equipped the cottage was. We were welcomed by the owner who showed us the cottage and explained that we could get in touch with them if anything was required. We loved staying in this working farm and would definitely consider re-booking.

Paul B, Guildford, August 2017

The accommodation was very comfortable. The views were stunning. My mum who is not very mobile and needs help with a wheelchair found this place helped with her needs. Jessica was lovely and helpful. We had a really nice holiday. Thank you.

Louise I, Walton-on-Thames, May 2017

Jessica was very welcoming and immediately made us feel at home. The accommodation was very clean and Jessica had even provided a few foodstuffs so that we did not immediately have to rush off to get in supplies. The views from the cottage were gorgeous (best of course when the sun shone!). When I booked I did not know about the Southdown Sheep or the fact that the bedding at the cottage was produced from these sheep reared on the farm. We watched the lambs bouncing in the field during the day and we enjoyed very comfortable nights’ sleep under the Southdown duvet. So good in fact that we bought a duvet for ourselves! Thank you Jessica for a wonderful week!

Pat T, Oxfordshire, May 2017

We were greeted by the owner Jessica who met us at the farm entrance and showed us to the cottage and explained where everything was. She provided a welcome pack of bacon, eggs, tomatoes, milk, tea bags, bread, fruit, cake, shower gel, shampoo and I could go on. It was a very well appointed cottage and we were very comfortable. The views from the decking were outstanding. Jessica didn’t bother us whilst we were there but was just a phone call away and nothing was too much trouble. I would definitely rebook.

Victoria H, Kent, July 2017

The owner is a lovely lady who goes above it – was like meeting a friend. The cottages are superbly done in a great location and peaceful.

Ron R, Kent, July 2017

The cottage was superb we have never slept as well. So much so that we purchased some of the fantastic bedding. The owner Jessica could not have been more helpful.

Veronica J, Leeds, May, 2017

We absolutely loved staying at primrose farm cottages. The local residents and owners made us feel so welcome and did everything they could to make sure we enjoyed our stay. It was a lovely relaxing time, we were surrounded by amazing country views and there was lots to do in and around Honiton. We had one of the best holidays here and will definitely be visiting again. Thank you!
